We are very proud that the Sunday Times has named Hanwell as the second place best to live in London in its prestigious annual Best Places to live report 2022.

The perfect mix of green spaces and parks and varied housing stock from Victorian cottages to new build modern apartments combined with super connections to Central London, Heathrow and beyond makes Hanwell a really attractive place to live. There are also some great schools in the area, many of which are rated “ outstanding “ by OFSTED.

The area has retained a “village “ feel and there is a vibrant mix of independent shops, restaurants and cafes as well as a some excellent pubs with “ The Fox “ and “ The Grosvenor “ both receiving regular rave reviews.
The “ Hanwell Hootie “ is London’s largest free music festival celebrating the area’s connection to Marshall Amplifiers, the annual event is enjoyed by locals and visitors to the area who enjoy the live music and atmosphere at numerous venues throughout the area.

Often been described as “ up and coming “ we believe that Hanwell has now truly arrived and with the recent opening of the Elizabeth Line, it really is a fabulous and highly desirable place to live for families, young individuals and couples. Bond Street is a mere 17 mins away with Liverpool Street accessible in only 24 mins.

We believe Hanwell is unique in that it provides a real community feel with its residents being very passionate about their love for the area whilst providing all the conveniences and benefits of living in London.
